Summer Home Sales Examined
May 13th, 2010 Categories: The Realtor's Life
The good news is, 2010 is off to a positive start according to sales data for Bryan/College Station after this quarter. After the rough year that was 2009, this year’s numbers are garnering an optimistic view for remaining months. The refreshing numbers are due in part to beginning economic recovery and an increased confidence in the market. Of course, a huge contributing factor is the Homebuyer’s Tax Credit, which provided tax incentives for those intending to purchase a home.

Home Wiring Projects
May 10th, 2010 Categories: The Realtor's Life
Spring is the time when most homeowners begin thinking about cleaning, do-it-yourself (DIY) projects, and remodeling. Most of us here in Bryan/College Station would like to take care of these projects before it gets too hot to think. But before you rush into anything, consider checking with professionals before you tackle a home wiring project. Mistakes can be costly, or even deadly.

Is it Time for an Upgrade?
May 8th, 2010 Categories: The Realtor's Life
You’ve had the appliances in your kitchen forever. For the most part, they are in pretty good shape and serve their purpose. Why worry about budgeting for an upgrade?
Homeowners often forget the impact inefficient appliance have on their power bills. For instance, replacing a refrigerator made before 1993 with a new, Energy Star-rated model could reduce your yearly electricity costs by $65-$100. And with the hot, Brazos Valley summer quickly approaching, what better time to take a look at your air conditioning unit? Additionally, rebates are currently being offered by the federal stimulus bill to provide further incentive for replacing old appliances with energy-efficient alternatives.

U.S. Commercial Real Estate Behind on the Mortgage
May 7th, 2010 Categories: The Realtor's Life
The average Brazos Valley resident has experienced at least some of the effects of a weak economy over the past couple of years. However, these effects have finally trickled their way up and become evident in the realm of commercial real estate. Commercial real estate refers to buildings or land intended to generate a profit; there are five types of assets in CRE: Multi-family (condos, large apartment complexes – of which we have many for the TAMU college students in town); Retail (malls); Office (businesses); Industrial (factories, warehouses); and Lodging (hotels, motels).

The Facts on Flooding in the Brazos Valley
May 6th, 2010 Categories: The Realtor's Life
While it is somewhat relieving to know that homes in the Brazos Valley are not located in a mapped floodplain, it may cause homeowners in our area to feel over-confident about their lack of risk. And that can be a costly mistake. For example, about 70% of the 2,300 homes that flooded in West Harris County last April were not in a mapped flooplain. Additionally, 65% of the area that flooded during Tropical Storm Allison in 2001 was not in a mapped floodplain. And those are our Houston neighbors, less than 100 miles away.

When Should I List My Bryan College Station House for Max Dollar Potential?
May 5th, 2010 Categories: The Realtor's Life
As a realtor, I’ve had plenty of my friends and neighbors ask me this question. And especially during uncertain economic times, homeowners interested in selling have been tentative. However, the reality is that now is the best time to put your home on the market. Statistics for the Bryan/College Station region have remained mostly steady for the past few years.
The good news, according to 2010 MLS residential data surveys, is that:
- For the last 20 years, the months of May, June, July, and August have seen the most home sales of the year.
- The average selling price for homes has not fluctuated much in the last decade.
- Sales for March 2010 have thus far exceeded sales for 2009 and 2008 ($29,116,953; $24,798,570; $28,566,175 respectively).
